Closing and New Homeowner Info

Realtors need to make contact with Debra at our accounting firm Iowa Office Services and provide New Owner/Renter information and assigned ACH (Authorization for Direct Debit). Also, any home inspection report containing any structural and exterior issues needs to be submitted to the board for approval. See NOTE below.
 
NOTE:  Any outside damage to a unit found prior to closing is not necessarily the responsibility of the HOA. Prior to the sale of a unit, any inspection report that identifies exterior repairs should be sent to the board for review. The board will review the report and respond to what is covered by the HOA and what is not, therefore, would be the responsibility of previous or new homeowner to repair. Damages caused by the seller are not covered by the HOA and the buyer needs to be aware of this prior to closing.  Please see HOA Bylaw Amendment 4.8.2D 
 
Amendment 4 8.2(d) In the event a unit owner fails to make a repair or perform maintenance required of that unit owner, or in the event the need for maintenance or repair of any part of the Common Elements ls caused by the negligent or intentional act of any unit owner or occupant, the Association may perform the same, and if the cost of such repair or maintenance is not covered by insurance, whether because of a deductible or otherwise, the cost thereof shall be assessed against the Owner of such Unit and such assessment shall be collectible as if it were an assessment for common expenses. The determination that such maintenance or repair Is necessary, or has been so caused, shall be made by the Board at its discretion in the exercise of its business judgment.
