Rental Property Terms and Conditions
Rentals are permitted in Chesterfield Commons for a minimum initial term of one year. The lease must specify the following:
1. The Unit owner/Landlord agrees to use the premises solely as a personal residence.
2. The Tenant agrees to use the premises solely as a personal residence.
3. The premises may be occupied only by members of the Tenant’s immediate family and others whose names are specified in the
lease agreement. The Lease must be signed by all adult occupants of the premises.
4. Neither the Tenant nor Unit owner/Landlord may sublet or assign the leased premises or any portion of the leased premises.
5. The Tenant/Landlord agrees to provide access to the premises to the homeowners association or its agents at reasonable times,
upon request, for the purpose of maintenance, repair or replacement of common elements as described in the Chesterfield
Commons Covenants and Restrictions and for enforcement of any provisions of the Chesterfield Commons Rules and
Regulations.
6. The Tenant/landlord agrees to comply with all rules and regulations set forth by the Chesterfield Commons homeowners
association as well with the Chesterfield Commons Bylaws.
The Unit Owner/Landlord is responsible for providing the Tenant with copies of the Chesterfield Commons Rules and Regulations All association rules and regulations can be found on the homeowners association website,
www.chesterfieldcommons.com
Rules Violations
1. The homeowner (Landlord) is responsible for complying with all Chesterfield Commons Rules and Regulations and the
Chesterfield By-Laws.
2. In the event of a rule(s) violation by a Tenant, the homeowners association will make contact with both the Landlord and
the Tenant.
3. If a Tenant fails to correct a rule(s) violation and the homeowners association finds it necessary to issue a fine for the rule(s)
violation, the Landlord will be responsible for paying the fine. At the Landlord’s discretion, it is up to the Landlord to have the Tenant
reimburse the Landlord for the cost of the fine.
Approval and Effective Date
The Chesterfield Commons Board of Directors approved this policy December, 2020. The Board approved an effective date of January 1st, 2020 and will strictly follow this Rental Policy going forward for all rentals in Chesterfield Commons. Landlords with existing leases are required to comply with this Rental Agreement upon receipt of this notice.
Unit Owners Information Privacy
Unit owners/Landlords that are renting their property/properties are not to share Board members personal information with their tenants. The following information should not be shared with tenants:
- Board members home address
- Board members personal phone numbers
- Board members personal emails
All official Association business is to be communicated between Unit Owner/Landlord and the Association. It is the Owner/Landlord responsibility to communication all Association rules and regulations to their tenants.
Enforcement
The Chesterfield Commons Home Owner Association will strictly enforce the Rental Policy, as defined above. Failure of any homeowner to follow the Rental Policy will be considered a rules violation. The Board of Directors reserves the right to assess fines on homeowners who do not comply with this Rental Policy.

Receipt of this notice is your acknowledgement that you adhere to this rental policy terms and conditions.
